Tel Aviv's real estate market is ultimately a function of its tech economy. With engineers earning ₪30,000–50,000/month, the city sustains rental demand that is detached from national wage averages. Occupancy rates in central neighborhoods run above 95%, and landlords regularly receive multiple applications within 48 hours of listing. This is not a speculative market – it is a city where the fundamental driver of price is a globally competitive labor market.

The neighborhood bifurcation defines the opportunity set. Neve Tzedek has reached ₪80,000/sqm – a level that prices out all but the wealthiest buyers and compresses yields below 2.5%. Jaffa, at ₪38,000/sqm, remains a live gentrification story: the same Mediterranean coastline, a 15-minute walk from central Tel Aviv, with prices that have not yet converged. The spread between these two neighborhoods represents both the premium of establishment and the opportunity of gentrification.

A third layer of the market – furnished short-term rentals – generates premium returns in high-traffic zones. Florentin, Rothschild Boulevard, and Old North attract a steady flow of business travelers, tech contractors, and international visitors. Gross yields on furnished studios in these corridors can reach 4.5–5%, outperforming long-term rental significantly. Operators who manage professionally and price dynamically through Airbnb and Booking.com capture returns unavailable in the conventional rental market.
